San Francisco's downtown retail core and public school district recorded major milestones on Wednesday, Oct. 28, 2026, as investment group Project Uris completed a $19.6 million two-building purchase in Union Square, San Francisco Unified School District (SFUSD) reported an 11 percentage point rise in college and career readiness among unhoused students, and the U.S. Department of Education opened a parental-consent review involving three Northern California school districts.
Project Uris Acquires 165 Post St. and 47 Kearny St. for $19.6 Million
Project Uris, the investment vehicle led by value investor Ian Jacobs and co-founder Max Raskin, purchased 165 Post St. and 47 Kearny St. this week for a combined $19.6 million, according to a report by Jillian D'Onfro for The San Francisco Standard. The two properties were sold by K&H Sutter Inc., a family real estate company founded by brothers Kurt and Hans Gronowski, who immigrated to San Francisco after World War II and operated the menswear haberdashery Jay Briggs.
With the acquisition, Project Uris—which raised $75 million from investors in 2023 and has deployed roughly $50 million to date—now owns 7 buildings across 5 major Union Square retail corridors. The portfolio includes 3 buildings on Powell Street (among them 35 Powell St. and 71 Powell St.), a Maiden Lane property purchased in May, and a Grant Avenue building acquired in July. Ground-floor retail spaces are leased across 6 of the 7 buildings to tenants including Pop Mart, Fashionphile, jeweler Shapur Mozaffarian, watch dealer Clicky Bezel, and novelty retailer Just for Fun. Colliers executive vice president Julie Taylor noted that institutional activity in Union Square also included Louis Vuitton's parent company purchasing the 6-story building at 220 Post St. earlier this month for $48 million.
SFUSD Unhoused Student Readiness Rises 11 Percentage Points to 38%
In public education, SFUSD Superintendent Maria Su announced that college and career readiness among the district's nearly 360 unhoused or highly mobile high school seniors rose by 11 percentage points over the past year to 38%, outperforming the California statewide average for unhoused students, according to a report by Taylor Barton for KALW 91.7.
The gains follow targeted support through SFUSD's Students and Families Experiencing Homelessness (SAFEH) program, college and career readiness counselors, and credit-recovery courses. Across SFUSD's overall graduating class, however, 40% of students still do not meet the state's college or career readiness threshold, and the San Francisco Board of Education is scheduled to review progress toward its 70% districtwide readiness goal in January.
U.S. Department of Education Opens Survey Privacy Inquiry in Three Districts
Separately on Wednesday, the U.S. Department of Education's Student Privacy Policy Office, directed by Frank Miller, opened investigations into San Francisco Unified School District, Palo Alto Unified School District, and North Monterey County Unified School District, according to a report by Barry Holtzclaw for San Jose Inside.
The federal office is examining whether the three districts complied with the Protection of Pupil Rights Amendment (PPRA) by providing advance parental notice and obtaining written consent before administering student surveys tied to ethnic studies curricula. Officials at Palo Alto Unified School District stated that the district will cooperate fully with the federal inquiry.
